Management of property involves many and often troublesome details that consume valuable time and energy on the part of the owner. We work closely with tenants to ensure that the properties are well maintained and managed both physically and financially.

  • Advertise the property under our Company logo in the local newspaper and our website.
  • Screen potential tenants with employment, previous landlord and credit checks
    Show prospective tenants through the property.
  • Fill out rental agreements, and/or lease agreements on behalf of the owner.
  • Collection of monthly rent and any arrears for deposit and subsequent disbursements on behalf of the Owner.
  • Monitor closely the incoming and outgoing inspection process. It is very important that damage other than normal wear and tear be charged to the tenant’s security deposit rather than incurred by the owner;
  • Perform inspections of your property, every six months to ensure that tenants have not broken any terms of their lease and ensure that the condition of the property reflects your investment
  • Handle tenant disputes;
  • Negotiating all service contracts and oversee workmanship on all repairs required;
  • Maximize your investment through effective cost control
  • 24/7 emergency services (including property manager and maintenance workers list)
  • Supervise repairs to the property and advise the owner of any necessary maintenance or repairs if required.
  • Submit a monthly Owners statement along by the 15th, on a monthly basis.
  • Forwarding the net monthly cash flow of the property by the 15th of the following month;
  • Review and paying from the owner’s trust account all expenses relating to the operation of the property.
  • Prepare year end accounting statements for inclusion in your income tax return (if requested);
  • Our fee is based on the collected rent per month (minimum $150.00), subject to viewing the property, plus the cost of advertising and credit checks.
  • We require the owner to establish a refundable operating reserve in the amount of $500.00, in the event that the property is vacant to cover the costs of advertising and credit checks.
